Landlords cannot raise rent within first 3 years under Sharjah law

Under Article 16 of Law No. (5) of 2024 Concerning the Leasing of Real Estate in the Emirate of Sharjah, landlords are prohibited from increasing agreed rent before 3 years have passed from the start of the tenancy unless the tenant agrees. If a tenant accepts an increase before the 3-year mark, the landlord cannot increase rent again until 2 years have passed from that increase. After the initial periods expire, any rent increase must equal the fair rent allowance as determined by regulations.
